New Homes in Broken Arrow | Do You Build Additions

Okay. So now that we have, we have our, our floor plan. We have our financing, we have our home site reservation. We’ve gone through the price out. We’re making informed decisions about our new homes in broken arrow. Now it’s time to actually go to the purchase agreement at any time during the home reservation Homesite reservation process, uh, or during that period of time, you can move forward, right to the purchase agreement. Uh, step, if you will, of the, uh, of building a new home in broken arrow at the time of purchase, we will apply the funds from your home site and an additional deposit towards your purchase. In other words, your home site reservation for your new home in broken arrow was $1,000 and you chose to move forward. So we actually take that money and we apply it to the actual price of the home during the time of the purchase agreement.

And so during the time of a purchase agreement, there’s a number of things that need to take place. Number one, you’re going to spend 60 minutes, one hour watching an informative video. It’s crucial. We have found through the thousands of times that we’ve built new homes, that about this time at the purchase agreement, our clients pretty much have the same questions. So in a way to anticipate those questions, we’ve created a video that actually gives them the answers to the questions that we know they’re probably asking or want to ask at this time. Now, certainly if there’s other questions about your new homes in broken arrow, we will be glad to answer those, especially if they’re not answered, uh, during this informative video. But during, uh, during the video questions will be answered about the process or the pathway to your new homes in broken arrow, as we continue to move forward from this point.

So that takes place during the purchase agreement, as well as there are two decisions that need to be made concerning your new home in broken arrow. Number one is you need to, uh, give us the, the decision that you’re making as it relates to the structural options of your home. In other words, we need to what floor plan you want us to build? Number one, and then number two, we need to know what Homesite, you are actually going to select to build your new home in broken arrow upon. And so these decisions are crucial. They are mandatory at this time. Other decisions pertaining to colors and textures and finishes, uh, can wait to be finalized in the design studio step of the pathway. They’re not final at the purchase agreement. They’re not even necessary at the purchase agreement. Now, something else that is due at the time of the purchase agreement is the additional deposit money is due at this time.

So during the Homesite reservation, you gave a thousand dollar refundable deposit for your home site. Since you have decided to move forward with your new home in broken arrow, we, we have kept the thousand dollars and are putting it towards the price of your new home in broken arrow. What we now need is the additional deposit money at this time. So let me explain if your new home in broken arrow is less than 2,400 is less than two thousand two hundred forty nine thousand nine hundred ninety nine dollars. Your deposit due at this time is a $5,000 deposit. And of course, we will subtract out the thousand dollar deposit from your Homesite reservation, leaving you with a $4,000 deposit due at purchase agreement. If your home is greater than $250,000, but less than $299,999, your additional deposit total is $10,000 less. The thousand dollar Homesite reservation that’s applied to the total. And that leaves you with a $9,000 deposit due at purchase agreement.

If your new home in broken arrow is $300,000, upwards of $349,999, the additional deposit due is $15,000 total less the thousand dollar Homesite reservation. That’s been applied to the cost of the home and is included as part of your deposit. Your total due at this time would be, would be $14,000. And then if you’re the price of your home is above $350,000. The, the total deposit due is 5% of the total cost of the home. So your deposit is due at this time, as well as your mortgage approval is due at this time. And we will, of course, build out the purchase agreement to include any type of contingencies or delay of builds that are necessary for the forward progress of building your new home in broken arrow. Next it’s on to the design studio at Shaw homes. You will have your own personal design consultant to help walk you through the process of picking out the colors and the finishes and the textures you want within your home.

You’re going to be in great hands is our design staff is, or has been intimately involved in the selection of the colors that you’re going to see in our, or that you have seen in our award-winning model homes. Shaw homes has the most well-appointed largest design studio in the Tulsa area. That’s filled with everything you’re going to need for it to be your one-stop shop for visualizing and selecting your color palette all in one location, without the hassle of driving to multiple different locations, all over town to obtain this information. And when you’re finished choosing your colors, we’ll finalize all your selections with a signature as approval, and then launch into the building phase of your new homes in broken arrow. Step number seven is a plan review. And at this time, since your selections and decisions have been finalized, it’s time for the plan review, where you’ll meet your new construction manager, who will be working directly with you through the, through the completion of your new homes in broken arrow.

The plan review is, is our internal system of checks and balances to make sure that the person responsible for building the home has had all of the details of your home correctly, relayed to him or her to ensure a smooth building process. They will go over the full-size blueprints of your home, the specifications, and the finishes with you, as well as the site plan. The placement on the actual home site as well is taking place at this meeting. And when this meeting is completed, it’s time to schedule the excavation and actually get started with your new homes in broken arrow. Step number eight is the building process. And during this time you’re going to have two scheduled meetings. During this time, the first is called a pre drywall meeting. This is the point in construction where we’re ready to, to dry wall, but all the guts of the home are still exposed for you to go over with your construction manager.

This is a great time to review everything in your new home, in broken arrow, as it’s much easier to make any adjustments, uh, to something before the dry wall than it is after the dry wall. The second meeting of course, is scheduled with you as a homeowner orientation meeting. And this is where you get a room by room walkthrough of your home, with your construction manager, where they will help you to understand everything in your new home and how it works. Step number nine is the actual closing. We’re going to notify you of your closing date approximately 30 days prior to the closing itself, by emailing you a closing letter. And inside that letter will be tons of helpful information and instructions. You’ll have the contact information for the different utility companies. You’re going to need to contact, to get service turned on in your name.

You’ll also have your closing at the title company office and all paperwork from Shaw homes will already be there waiting for you. When you arrive at the closing, an agent of the title company will walk through the paperwork and give you the keys. When all the signatures are completed. Step number 10 is the actual warranty of your new homes in broken arrow. Once your closing has occurred, you’ll begin your warranty period. At that time, once your closing has occurred, not before that you’ll have direct access to our warranty department via home and email, and in your home owner’s manual, there are emergency numbers. If you need any answers to help during non-business hours, if you do not need to contact us for any of the, uh, of, of, uh, warranty needs, then you will be contacted by our warranty coordinator at 60 days. And again, at 11 months after closing to see if you have any needs with your new homes in broken arrow,
