New Homes Broken Arrow | Walking You through Our Path

Alrighty. So today, before we go on our model home tour, where we’re going to start, I’m going to go over our path with you today. So our model home tour today will take about 90 minutes of your time. Um, and we’re going to see anywhere between six to 12, um, fully furnished and decorated model homes, depending on what type of function you guys are looking for in your new Shaw home. And also the great thing about that is we will be able to see everything and decorated in the home. And you’ll be able to tell if that one of a kind dining room table will fit in that nook area, or if maybe you have a brand new, um, bedroom set that you want to make sure that will fit nicely in that master bedroom, this way you can actually see how your furniture would fit in your new homes broken arrow, and also you will drive your own car.

So that way, if you have an emergency that comes up, you are welcome to go at any time. And we also like to say that there’s no pressure during this time of the tour, um, and no pricing as well. We just honestly want you to have a wonderful time and be able to see what we all offer here at Shaw homes. Um, and we want to just focus on giving you all the information on setting that expectation 100% for you guys. Um, and also it’s really important that we focus on the function behind the design of each home. Um, you told me you’re going through today is probably version 2.0 or 3.0 of this plan when it was first created. So we just wanna make sure that we are going through it and making sure we’re finding the functionality that fits for you guys. Um, and we have over 80 floor plans to pick from.

So they are very versatile plans that they can be a single story or a two-story home. And we just want to make sure that we can find something for you guys today. So that first part is going to be picking out that home for you. And then the sec, second step is financing, which is finding that budget that works best for you guys. Um, and so what’s awesome is we will always give you a monthly payment quote based on any base price that we give you this evening. Um, and also with that payment, we always want to let you know about that extra incentive that we have that can go towards that base price. So we have four preferred lenders that we use here at Shaw homes. Um, and then when you use one of our preferred lenders, instead of getting the $10,000 incentive that I mentioned earlier, you will actually receive $15,000 towards the price of the home, or even just the closing costs on the home.

Um, or you can split it however you would like, but we just always like to let you guys know we have those four preferred lenders. I mean, they have built thousands of Shaw homes with us, and we just want your process to be smooth from finding the home to the financing of the home. Um, and every step along the way. So what’s great about using one of our preferred lenders. They have a five minute application that is free and you will get that approval within 24 hours, which is pretty awesome. They’re really fast. Um, and something that’s great that they do. If you do already have a preferred lender, um, they will do interest rate matching in closing costs, matching for you guys. And of course they do all the types of loans, the con, uh, conventional loan, FHA loan, VA loan, uh, native American loan.

Um, and so they’ll help you decide which loan is best for you guys. So we started with that model home tour, which is picking that home. We then go to financing, which is picking that budget for your home. And the next step is our Homesite reservation. That’s picking where you would like that home to be. So which community you would like that home to be in. Um, and during that time, we do ask the a thousand dollars deposit, which is refundable for seven days. Um, we do that. So you don’t make any rash decisions and say, you pick lots three, and your husband picks lots seven. We just want to make sure that you guys have time to marinate on those decisions. And you can definitely switch during that time, which is wonderful. Um, the whole purpose is to take your time and get all of your questions answered during that time period.

And the greatest thing about it is we don’t even cash the check. It just sits in our desk for those seven days until we get the next steps completed and get that purchase agreement underway for you guys. Um, and also one of the biggest reasons we do it is there are 12 more of me that go around with five to 10 clients as well. And we’re all looking at that same inventory. So we want to make sure that if you wanted that corner lot in a certain community, that we can reserve that and hold it so you can make sure you get that lot and still have time to make some decisions in the meantime. So, um, so like I said, the first way, the first thing we do is we start off with finding the home. Second is the financing of finding your budget.

Um, the third step of that home Homesite reservation is finding out where you want to place that home. And then the fourth step, which is our price out is where you are going to be picking out your features in your home. So something that’s a great that we do that sets us apart from a lot of builders is a price out. And what we do is we meet at your favorite home and we takes about 45 minutes or so. And the greatest thing about it is you are going to get itemized pricing about everything that you want to put in your home. So that way there’s no surprises. And then that way you have all of your questions answered before you get to any type of purchase agreement for your new homes broken arrow. And the greatest thing about the price out is you are pricing out the home the way that you are wanting it to be, and we will get it down to the dollar.

Of course, you might refine it a little bit in the design studio, but we’re going to get you super close in that part, in that price out. And the great thing is, is we also will give you a total price printout on the spot, and then you’ll know exactly what options you picked from the all be completely on there as well with the price. So say in the laundry room where it’s included tile, you would rather change it to, oh, I don’t know, maybe hardwood floors. So you will see where we take out that tile as a credit and re add in those hardwood floors. So, you know exactly what you’re paying for. The change that you made in your new home is broken arrow. So step one, we pick the home step two, we picked the budget, step three, we picked which community you want to be in.

Step four, we picked out all the features in your home and step five in that purchase agreement is just finalizing all those decisions. So what you guys will be doing is watching an informative video by my boss, um, Aaron anti-ice and what it is, it makes sure that we explain all the steps of the process for you guys. Um, it’s about a one hour meeting in the only two things that are going to be final at this appointment or your structural options. So the home that you’ve picked, and then also the home site that you are wanting to put your new homes broken arrow on. Um, but your colors are not final, nor are your finishes. You will actually, um, finalize those in the design studio where you get to see all the different granites to pick from and all the different tiles that you can choose.

Speaker 1: (06:45)
Um, but we just want to make sure that at that purchase agreement, just the structural and the home sites are going to be final. And something else that would be due at that purchase agreement is when your additional deposit would be due. So if the purchase price of your home is $250,000 or less, that would be a $5,000 earnest money. And of course, we’ll, um, taking consideration that thousand above. So we would just need another $4,000 at that time. If it is two 50 to $300,000, then your earnest money price will be a $10,000. And again, the same exact thing take that thousand from above from that home site and apply it. So it’d be $9,000 at that time. And if your total is two 50, um, two or 300 to three 50, I apologize. And then it would be $15,000 for your earnest money for your new homes broken arrow.

And then anything over that 350 will be 5%. And that check does not go to my vacation fund. It just goes towards your earnest money, that will be applied down, um, at your down payment, only close on the house at the end of the build. Um, and then also if you needed a contingency say that you have another home that you’re wanting to sell before you start this, or we can even do a delay of built, um, say there’s a certain time period of when you would be moving here, or maybe you want to wait until a little couple of few months before that lease would be up at the end. And we definitely can do those things up to 120 days, which is awesome. Um, and then the next step is our design studio. So you’ll be picking out all of the cool features and refining the colors of your home.

I mean, you’ll be able to attach the cabinet tree of what you’re choosing of how you’d like it painted or stained. So it’s in three easy meetings, you’ll have an interior appointment and exterior appointment and your final signatures. And at that time, no structural changes will be made. Because again, we did finalize those and step five of your purchase agreement and with something that’s really amazing is you actually get to work with one of our award-winning designers. And then we have one of the largest design studios for any builder here in the greater Tulsa area. So there’s tons of options that are offered, but what’s wonderful is they have made the process really simple for you guys. We’re breaking it down in different appointments

For you. Um, and the only thing that we do ask is that just no children are allowed in the design studio. Um, one, we just want to make sure that you have all of your tension because these are really important decisions for you guys, but to, um, you guys probably won’t be the only ones in there at the same time. So then this way you guys can solely focus on designing your new homes broken arrow, and then the next step is going to be a, your plan review. At this time, you’re going to review all the selections that you’ve made, discuss your timeline, um, go over how you’re going to receive weekly updates from your construction manager, and you’re going to discuss your home owners orientation. Um, and then from there, you’re going to go to, um, your building step, which you actually do that home orientation done on site.

You get to enjoy the progress of your home and get those weekly updates. It all, um, questions are welcomed at this time. That way you kind of know exactly what’s going on with your new homes broken arrow at closing would be the next step. And that’s where your keys are given. And it’s finally time to move in and you’ll meet at the title company you’ll fulfill the rest of that down payment and the title is transferred and something that’s also amazing is we have a great warranty that you get of that 10 year structural, two year mechanical and a one-year everything.
