New Homes Broken Arrow | Extra Spacious Dining Rooms

I’m ready before we get started today on our tour, I do want to go over our path with you to your new homes Broken Arrow Shaw home. This way we can, um, get the full expectation of what to expect today. So we are going to start with the model home tour. It’s going to take about 90 minutes total today, and then we’ll see anywhere from six to 12 homes, depending on what you guys are exactly looking for. And what’s great about the tour is everything you see today will be a fully furnished and decorated model. Um, the reason why we do that is because it is hard to look at a two dimensional piece of paper, at least to this for me, um, and be able to see how my, um, dining room table will fit either in the nook or in the dining room, or if my king bed will look right in that master bedroom.

So then that way you kind of get a complete feel of exactly the way that the homes are laid out as well, and you will also drive your own car. So that way, if anything comes up with an emergency, you need to go, that is more than welcome to happen. Um, and you know, today, I just want to say that there really is no pricing and no pressure at all. Uh, my main goal is just to focus on the function behind the way that the homes are laid out. And just to give you all the information that you guys are wanting today. Um, and we always say there is something for everyone. Um, reason being, we do have, like I kind of stated earlier over 75 different floor plans that are very versatile in the fact that they can be a one story or two story and stay on the two, or I will definitely point out those changes, um, when we look through the homes today.

Um, so that’s step one. We’re looking for the home that you guys are wanting to build. Step two is financing where we are picking out that budget that you guys are wanting to stick to. And so today, when we are done with the tour, I’m most definitely, we’ll give you a monthly payment quote. And depending on which home that you guys are interested in after the tour today, um, and also something that’s wonderful that we have. I know I went over the incentive with you, but we do have a preferred lender, uh, for preferred lenders that we have that you do receive an extra incentive when using. So typically it is a $10,000, um, incentive that you can use towards the upgrades of the home for your closing costs on the home, or a little bit of both. But if you use one of our four preferred lenders, you actually get that bumped up to $15,000.

Um, and then something that’s wonderful is their application is free for all four of them. And it takes about five minutes to complete. And that approval we’ll get back to you within 24 hours. So really fast turnaround on that. Um, and they will also do interest rate matching in closing cost matching. If you do have a different pre-approval from a different lender, that is a non-preferred. Um, and also they will be able to do all the types of loans, conventional loans, FHA loans, VA loans, native American loans. Is that something that you guys have, um, talked about yet of what type of loan you guys are thinking you would proceed with when you build your next home? Alrighty. So then from there, we’re going to go from, to our Homesite reservation, which is step three. So again, step one for the model home tour is finding that home.

Number two is picking out that budget that you guys are wanting to stick to. And number three is picking the community in Homesite that you want to put that new home on an app. This step is a first time that any type of funds are asked of you have a thousand dollar deposit. But the amazing thing about that is it is refundable for seven days. Um, we do this, so then that way you can kind of slow the process down and not have to make any rush decisions on your part. I mean, you can switch during that time, say you like Homesite three and your husband likes Homesite 21. You want to switch during that time. You definitely can. The whole purpose of that is so you can take your time, get all of your questions answered and the best part about it is we don’t even cash that check for your new homes broken arrow.

We, um, do it. So then that way we are complete blocking competing customers from that home site. And we say that our homesites are one of a kind. So say you guys are wanting that, um, that great col-de-sac law, or maybe that corner to that maybe you grew up in a corner and you’d like to have a corner lot. So that way you kind of can reserve it, take your time, get everything answered, and then go from there. And then the next step in our process is our price out. So step one is picking out the home. Step two is finding out that budget. Step three is finding out where we will put that home. And step four is picking out the features in your home. So what is wonderful, we will meet at your favorite home and it takes about 45 minutes altogether. And what’s great is you will get itemized pricing of everything that you’re going to be putting in the home or changing in the home.

Um, and our main goal of doing the price out is so that you guys, um, have no surprises. Um, and you know, all questions will get answered at this time. And the great thing is, is you are pricing the home out the way that you are wanting. Um, and we will get that super close right down to the dollar for you guys. Um, and also in something that is really great is we’re fully transparent in the fact that we will give you guys a total price pronounced on the spot. So you will be able to take that home and marinate on the decisions that you made and make sure that you, maybe you decided you after all, you didn’t want that safe room for us to put it in for you. So those are definitely things that we can change. This is just something. So you know exactly the cost of everything.

If you did put it in your home, I mean, we do have tons of options to choose from. And the great thing about it, it’s a slideshow for your new homeless broken arrow. So you will see what is included and then what your options are as well as I will be giving you the price of the option, if it is not an included one. And then the next step is your purchase agreement. I’m going to take about an hour altogether. Um, so step one is picking up the home. Step two is your budget. Step three is your home site and community step four is the features in step five, five is finalizing those things that you guys have chosen from one through four. So you are going to watch an informative video. It takes about an hour altogether. And the only two things that have to be absolutely final are structural options.

So if you change an exterior wall or we had to change the roof pitch for some reason, um, and then also your home site selection. So the home the that you’ve picked to build in the home site, that you are putting it on. Um, but other than that, your colors and your finishes are not final for your new homes broken arrow. You will actually be able to pick all of those out and refine them in the design studio. Um, and so then that way you’ll when you get to the design studio, you’ll be able to see everything and look at everything on a larger scale. So that way you can kind of see everything that you’re putting in your home. Um, and the only two things else that are due at this time will be your additional deposit. So depending on the purchase price of your home is what that additional deposit amount would be.

So if you will, a home that was $250,000 or less than your earnest money would be $5,000. And of course we will take an account that thousand dollars deposit from your Homesite reservation. So we would need another check for 4,000 at that appointment. If it is two 50 to 300, then it is, um, a $10,000 earnest money check, as well as taking consideration a thousand above. So nine more at that time. And if it is 300 to three 50, if it’s 300 to three 50 than it is a $15,000 deposit to make sure we take in consideration the Homesite reservation above. And if it is over 350, then it would be a 5% earnest money. Um, and the reason we do that is because Shaw homes, we carry your construction loan during the duration to build. So we’re making the payments, we are paying the interest.

Um, and this is your way of, um, having your skin in the game while we are taking on, um, almost all of the risks by carrying the construction on for you. Um, and then if you needed to do a contingency or delay a build, we can do that for up to four months for you guys. And then from there, it’s congratulations, we signed your purchase agreement and the next step would be, you’ll get a call from the design studio, which is step six. And your design studio will be done in three easy meetings for your new homes broken arrow. It will be broken down in an interior and exterior in a final signatures, um, appointments and no structural changes can be made in the design studio. Everything that is non-structural can be, and what’s great is you’re going to work with award-winning designers. We have Shelly, Paula and Gianna who are absolutely amazing. And we do have one of the largest design studios offered with any builder. And what’s great. Are there are tons of options in there also to choose from. And it’s a really simple process we do just ask that no children under the age of 12, do attend reason being you won’t probably be the only client there that’s building their new homes broken arrow, and that way we can ever full in divided attention as well. The next step would be your plan review and your plan review. You’re going to discuss your

Selections timeline, weekly updates, and go over your homeowner orientation. You will meet at the main office and you’ll also get to meet your builder and you’ll review blueprint site plan, and the grade of the land, then your next step will be your building and you actually meet at your home, enjoy the progress, get your weekly updates, get your questions answered. And what’s great is that orientation is actually done onsite. And then the next step will be closing. We close at charter title and your keys will be given. It will be time to move in. Um, we’ll meet at the title company. The rest of your down payment would be fulfilled. So remember that earnest money above also applies, um, your closing costs. We need to be paid. Your mortgage will be signed for, and the title will be transferred to you. Um, and what’s wonderful. Did last step is just discussing our warranty. We do have Oklahoma’s best warranty of a 10 year structural to your mechanical and a one-year everything. And then, uh, we also have a 24 hour emergency line for your new homes broken arrow with a full time warranty coordinator on staff. And we will do follow-up calls at 60 days and 11 months to make sure that we are providing you guys with excellent customer service for your new homes broken arrow.
