Hey, thank you for taking the time to read this article and learn more about Broken Arrow Home Builders and a just to read about the process here of building your brand new Shaw home. Uh, one of the coolest things about Shaw homes is that we have the best system and a checklist for you to get from point a to point B really is 10 easy steps, uh, on how to get into your brand new Edmond new homes. Um, so really the first step that I want to tell you about today is called the model home tour. The model home tour, um, is really designed for our clients that, you know, have a hard time visualizing on a piece of paper, uh, what the floor panel look like, what it would feel like, you know, walking through the home. Most people have a hard time visualizing just on a two D piece of paper what their Edmond new home would look like.
So since we have more fully furnished and decorated model homes than any other builder in the Tulsa area, we started taking our customers on this model home tour. And on the model home tour, it’s a lot of fun. It’s something for everybody. Um, it takes about 90 minutes to drive through the model home tour. So, uh, the way it works is we’ll start in one location, walk through that floor plan, and I’ll tell you, I’ll point out four key feature and maybe five some things that you know, the client might not think about with their, uh, Broken Arrow Home Builders.
Uh, and then we’ll pack up and we’ll just kind of caravan to the next one. So in the next community, and we’ll go to about six, seven different communities look at six to 12 different homes. But the cool thing is in this heritage series, all of our homes can be built in any location. So if you like one floor plan, but a different community, don’t worry, that same floor plan could be built in any of our communities. And the cool thing about our model home tour as well is that they’re all fully furnished and decorated. So this really helps out if you’re looking for Broken Arrow Home Builders, because I don’t know if you’re like me, but sometimes looking at an empty home, it’s hard to visualize how to use this space, uh, where the couch will go, where the TV TV would go. Um, so it’s nice to have a fully furnished and decorated model home to look at.
Um, so you have a sense on how to use this space and a sense of the size of the space as well. Uh, you also drive your own car on the model home tour. You’re not stuck in a van or a bus with the tour guide or the sales manager by any means. And this way, if something comes up while you’re looking for your Broken Arrow Home Builders, you’re free to go at any time. You’re not stuck in a, in a van with us. Um, so if there is an emergency and you need to leave, you can leave at any time. There’s also no pricing on the model home tour. So there’s really no pressure. We just want to make sure, uh, we show you all the homes that’ll fit you and your family’s needs, obviously in your budget with, with your budget in mind. Um, but we’ll get into exact pricing during step number four, which is called the price out.
Um, but for today we’re just to kind of look at the floor plan, see what works for you and your family, uh, that way you can get the best idea for your new homes. Edmond, also on the model home tour, we really focus in on the information and focus on the function behind the design and why we laid out the rooms the way we did. Most of our floor plans have over 30 years of architectural experience put into the design and thousands of comments from customers walking through our homes over the past couple of years. So our floor plans are designed with 99% of our client’s interests in mind. Um, there’s something for everybody to on the tour. So we have families that come on the tour. Maybe they are looking to build a home right now but want to see the trends or want to see what’s happening.
Or maybe they are trying to remodel and need some good decorating ideas, some staging ideas and they plan to sell and then maybe build in the future. So there’s something for everybody, whether you’re actively looking to build right now looking to build your Broken Arrow Home Builders, or just looking to get some ideas. There’s something for everybody on the model home tour. Um, we also have versatile plans as well. So we have over 75 floor plans and uh, some of them have over 15 different versions to that same floor plan. So if you plan on, you know, looking on your own, sometimes you’ll walk into a floor plan and it might not work for you, but you won’t know that that same floor plan has 15 different versions all the way up to no from 2000 square feet to 3,700 square feet. So there’s a lot of different versions there.
So that’s the benefit of going with a tour guide and a sales manager is that they really help. Explain the differences and help you find the right floor plan for you and your family. Also, most of our floor plans on the model home tour are a two story, but most of them can be a one story as well. So if you’re looking for a one story home, um, but you walk into a two story home, again, we’ll just explain the differences on what makes it a one story and what changes that way you get all the information so you can make the best decision for you and your family when you’re looking for your new homes. Edmond. So that is step number one on our 10 easy steps to your brand new Shaw home. Step number one is a model home tour. Now step number two is financing.
Um, by the way, the model home tour, it takes about 90 minutes, sometimes a couple hours. If, um, you know, we have a large group of families or if you want to see more 12 homes, I might take a little bit longer, but on average it’s right around 90 minutes to view all of our homes on the model home tour. And then we’ve got a step number two, which is financing your new homes. Edmond. So it was financing. We have four preferred lenders. We have spirit bank, bank of Oklahoma, first Oklahoma bank and total lending concepts. The reason we have these four lenders is that we have a relationship with these lenders and we understand that they have great customer service and we’ll take care of you every step of the process. Uh, that’s a five minute application and a 24 hour approval process. And that’s really the best thing about these lenders is that they’re gonna not take up much of your time but they’re going to help answer any questions that you might have about financing and help you understand where you need to be.
That way you know, you know what your goals are, whether you want to buy a home in one year or you want to buy it, buy a home right now and the best thing you can do is talk to a lender cause that’s where reality comes into check. And uh, that’s really helpful. They also do interest rates matching for your Edmund new home and closing cost matching. So if you have a, a different lender, maybe a credit union or any local lender that’s already given you a preapproval, it never hurts to shop around and make sure you’re getting the best deal. And like I said, our lender is, we’ll do closing cost matching and interest rate matching as well with any local bank. Um, they, they do all of the types of loans. So they do their conventional loans, FHA loans, VA loans, and native American loans.
So depending on what you want to do and all the information that you need, um, with, for your Broken Arrow Home Builders, uh, the conventional loan, depending on, you know, how much you have to put down does require the 5% down payment. So, um, but if you have 20% to put down, you know, you avoid the PMI on the mortgage. So these are kinda the stats and statistics that the lender will talk to you about to make sure you take out the best loan program for you and your family. Whether you want the FHA loan, which only requires three and a half percent down. Um, the VA loan, if you have any VA loan are VA benefits or native American benefits, um, there’ll be able to make sure you get the best rate and the best program that fits you and your family. So again, those are the two steps on the model home tour.
Um, and the next article we’re going to go over the next eight steps you into your brand new Edmund home. But for now, let’s recap number one, which was the model home tour. Like I said, the best thing you could do if you’re looking to build a home is gather all the information, which is the hard part. So we’re happy to help, you know, get you all the information you need, uh, during the model home tour. Even if you’re not ready to buy a home now or even if you don’t end up building a homeless Shaw homes. The model home tour is the single most helpful thing that you can do during your home shopping experience. Because again, we talk about the function behind the design. There’s something for everyone. Um, you drive your own car, so it’s just a lot of fun to join in on the model home tour.
